If the worst should happen, we also provide an efficient Eviction Service. The process to evict problem tenants can often be complex, but our team of experts can ensure full legal compliance at every stage, and secure the possession of the property in the following circumstances:

  • Eviction of unauthorised occupants
  • A tenant not paying their rent
  • Eviction of tenants following the expiry date of a valid Section 21 notice
  • Eviction of occupants who breach their tenancy agreement in accordance with Schedule 2 of The Housing Act 1988

Further to this, you will be covered for legal costs up to £50,000 which pertain to the re-possession of the property. This includes:

  • Arranging a legal advocate and their associated costs
  • Issuing the relevant notices to seek possession of the property
  • Obtaining a court date and associated costs of processing a possession order
  • Arranging for a warrant of possession
  • Instructing County Court bailiffs

No. If a landlord has more than one property, then they must have a separate agreement in place for each one.

The service will begin at the start date of the tenancy. From then, you will be charged on a monthly basis.

All agreements must be paid for by Direct Debit. Our finance team will be alerted if any changes are made to the amount due or if it is cancelled and will notify you know accordingly.

No. Providing that all the tenants named on the tenancy agreement have satisfactory references, it is common for those in house shares to set up separate Direct Debits. However, it is perfectly acceptable if one tenant is nominated to pay the full amount.

Absolutely. The main reasons for us to contact you in these circumstances are if:

  • The tenant informs us that they will not be paying their rent
  • We have tried unsuccessfully to contact the tenant after their rent is overdue by 15 days

All cases of non-payment of rent will be passed onto our claims team, where we will require you to provide all the relevant information and documentation.
